The designs were created to get competition between two major alarm companies and were successful in obtaining very competitive bids from many contractors. The systems were installed with construction phase services provided by Radtke And Associates, Inc. to obtain proper performance.
Plan/File System
Kankakee Valley School Corporation (KVSC), Wheatfield, Indiana
Kankakee Valley School Corporation has a high school, middle school, two elementary schools, an intermediate school, alternative schools, and numerous other buildings. Construction plans of the facilities were stored in a barrel, unmarked, and impossible to find when needed. RAA was hired to go through all plans for all of their facilities sheet by sheet to identify the construction drawings.
Once this was completed, we developed a computerized system to quickly retrieve the construction drawings. KVSC then purchased a new computer to sort the information out rapidly. The plans were then scanned in PDF form which could then be converted to a digitized system when necessary. This project has saved KVSC a tremendous amount of money in obtaining plans for numerous upgrades. The custodians utilize this system constantly. Radtke And Associates, Inc. updates this system periodically (at least once a year and add any new construction or any revisions that were needed to obtain more accurate plans).
Swimming Pool Structural Evaluation
Kankakee Valley School Corporation (KVSC), Wheatfield, Indiana
The maintenance staff noticed cracks in the building structure that housed the swimming pool. Radtke And Associates, Inc. developed a report and then specified repairs for the structural problems. This repair was completed by the KVSC staff instead of hiring a contractor.

Remodel Existing Pole Building Into Classrooms
Renaissance Academy, La Porte, IN
Renaissance Academy is located in La Porte, Indiana. The school provides a Montessori-style preschool-through-eighth grade classes and has approximately 150 students.
Radtke And Associates, Inc. designed a 4,300 square foot building remodel to include three new classrooms. Besides the classrooms, additional rooms were designed for mechanical equipment and also one for music teaching.
The existing pole building, which was utilized for storage of appliances prior to the purchase by the Academy, was evaluated to determine if it would be more feasible to remove and replace the building versus remodeling the building. After extensive evaluation, it was determined that the present pole building would be utilized. The following was done:
- The building was clear spanned with an adequate concrete floor.
- Additional truss, designed by Radtke and Associates, Inc., was installed to meet state codes.
- Windows were installed.
- New ingress/egress doorways were installed.
- A patio walkway was constructed between the existing school and this pole building to ease access for students.
- Due to code requirements, a floor firewall was installed between the two buildings.
- Metal siding was installed on all four sides of the building to give it a new appearance.
- In front of the building, a new walkway was installed to provide a secondary access from the existing school to the new classrooms.
- The design included the remodeling plus a brand new HVAC system, electrical system, and plumbing system.
- Major insulation was installed both in the ceiling and side walls.
This project allowed the Reaissance Academy to add an additional 75 students.
Sewer Construction
Renaissance Academy, La Porte, IN
Radtke And Associates, Inc. designed an on-site wastewater treatment plant to handle the wastewater for the school complex which included the newly remodeled pole building and also the existing school. This design utilized a Presby system which was the first in the State of Indiana for commercial use.
The project was bid, awarded to a contractor, and a preconstruction meeting was held. LaPorte County contacted the Academy and stated they were planning on putting a sewer on Highway 20 and the Academy could connect to that sewer. After many delays, the county stated that they would not finance the sewer; therefore, they would not install the sewer. It was decided then that the Academy would design a sewer for their facility along Highway 20 to serve the homes and businesses in between the Academy and Highway 35 instead of constructing the Presby plant.
Radtke And Associates, Inc. designed a low pressure sewer system which was installed in the State Highway right-of-way. Since the Highway Department does not allow private water systems, Renaissance Academy worked with the Springfield Regional Sewer District to install this sewer. It was determined that an agreement needed to be developed between the Regional Sewer District and the Sanitary District of Michigan City. Radtke And Associates, Inc. worked with both organizations to write this agreement. Also, an agreement needed to be developed between the Springfield Regional Sewer District and the Renaissance Academy to install and maintain that system with no cost to the Springfield Regional Sewer District. After extensive reviews, all approvals were obtained and the sewer system was installed.
New Wastewater Treatment Plant
Renaissance Academy, La Porte, IN
Renaissance Academy is a charter school that has experienced rapid expansion and needed a new wastewater system. There was no municipal system available so Radtke And Associates, Inc. designed an experimental project. A Presby-type system was designed (the first one in the State of Indiana) for a commercial facility. This design was bid and a preconstruction meeting was held. The county then decided to install a municipal system that could serve this complex and the total area. Radtke And Associates, Inc. worked with the county in connecting the facility to this system. This alternative that RAA helped to develop would not have happened if the original design was not completed and bid.

Cooperative School Services Interlocal
New Administration Building
Cooperative School Services Interlocal
Eight school districts joined together to develop a corporation called Cooperative School Services Interlocal. This organization provides nurses, doctors, and administrative staff for each of the Eight school districts.
Radtke And Associates, Inc. was selected to design their new administration building which is approximately 10,000 square feet. CSSI had a tight budget for this project and their previous design firm felt that it was an impractical budget and schedule. Radtke And Associates, Inc. started by determining the needs of the corporation, completing layouts, and recommending steel building construction to stay within their budget.
Radtke And Associates, Inc. took an active Project Management role in the construction phase. The project was completed with less than one-half percent change order, within the budget and one month ahead of schedule. A tremendous working relationship with the CSSI director and the contractor made this project extremely beneficial for all parties involved.
