www.harborgrill.netDeveloping a gorgeous restaurant from a 1933 constructed building was a challenge that was taken on by the Owner and Radtke And Associates, Inc. The existing building plan was not available and a fire in the roof system did not make the task any easier. Much of Radtke And Associates, Inc. effort concentrated on code compliance issues. Big concerns were structural and AIA compliance.
Radtke And Associates, Inc. worked on an as-needed basis so when either the City or the Owner needed something verified or designed, we would be called. ADA access to the facility was one of these requests. A special walk-up ramp was designed.
Thieneman Homes, Winfield, Indiana

The 4-plexes are located in the Town of Winfield, Indiana which is near Crown Point. Radtke And Associates, Inc. designed these buildings for Thieneman Homes. The design included site work, building, mechanicals, and obtaining local and state approvals. The 4-plexes are upscale living units. Our scope of services included three separate inspections during construction to help the contractor meet the proper codes and plans. Once the first 4-plex was constructed and mostly occupied, Thieneman Homes hired Radtke And Associates, Inc. to design their second 4-plex on which construction started in 2009. Each unit is a single story and constructed on a slab.
Lakes of the Four Seasons, Crown Point, IN

The Lakes of the Four Seasons Fire Force has two fire stations; Station #1 located at 745 West 275 South, Hebron, Indiana and Station #2 located at 10645 Randolph Street, Crown Point, Indiana. Station #1 was constructed in 2004 and completed in 2005 and included bays for the trucks and ambulance, a conference room, and a number of offices. It was determined by the Fire Force Board that additional facilities were needed and hired Radtke And Associates, Inc. to develop a master plan with cost estimates so that a grant could be applied for.
The master plan included living quarters which would be attached to the existing building and would include a basement, first floor, and second floor. Each floor would be 1,632 square feet. Also included in the master plan was constructing two new bays. An additional parking lot was proposed to accommodate the additional cars of the firefighters and emergency medical staff. This master plan was completed in a very short time so that a timely resubmittal for the grant was accomplished.
Pine Grove Banquet Hall, La Porte, IN
www.pinegrovebanquet.comThe owners of the Pine Grove Banquet Hall worked with two architectural firms before engaging the services of Radtke And Associates, Inc. The facility is located approximately two miles from the Radtke And Associates, Inc. office which allowed the opportunity for very personal services to the owners.
This project included development of a master plan that would expand the banquet service areas in a number of phases and also provide additional living quarters for the owners. The first phase included the construction of an additional banquet area, new restroom facilities, and storage. A patio area was constructed to overlook a pond and garden area that in the future would be enclosed. The owners worked with contractors in completing this work and a high quality facility was constructed.
Part of Radtke And Associates, Inc. scope of services included a lot survey which required the splitting of a complete section. With the new GPS system, this was done on a very economical basis. Due to the square footage of facility, the State of Indiana required a sprinkler system in the building. Municipal water was not available because the facility is located miles away from the City of LaPorte and the City of Michigan City. To accommodate this requirement, a variance was needed to be obtained which Radtke And Associates, Inc. worked with the state to obtain. A pond and well system was designed and will need to be constructed in the next phase to meet this requirement.
Another unique problem occurred with the need to develop a wastewater treatment system for this facility. Many different systems were examined and Radtke And Associates, Inc. received permission from the State to design a system of holding tanks. This facility only operates when banquets are held and most of the time not used. A smaller treatment system was designed so that the waste water from the holding tanks would be pumped slowly. This allowed a major reduction in the cost for this facility.
Renaissance Academy Charter School, La Porte, IN

Remodel Existing Pole Building Into Classrooms
Renaissance Academy is located in La Porte, Indiana. The school provides a Montessori-style preschool-through-eighth grade classes and has approximately 150 students.
Radtke And Associates, Inc. designed a 4,300 square foot building remodel to include three new classrooms. Besides the classrooms, additional rooms were designed for mechanical equipment and also one for music teaching.
The existing pole building, which was utilized for storage of appliances prior to the purchase by the Academy, was evaluated to determine if it would be more feasible to remove and replace the building versus remodeling the building. After extensive evaluation, it was determined that the present pole building would be utilized. The following was done:
- The building was clear spanned with an adequate concrete floor.
- Additional truss, designed by Radtke and Associates, Inc., was installed to meet state codes.
- Windows were installed.
- New ingress/egress doorways were installed.
- A patio walkway was constructed between the existing school and this pole building to ease access for students.
- Due to code requirements, a floor firewall was installed between the two buildings.
- Metal siding was installed on all four sides of the building to give it a new appearance.
- In front of the building, a new walkway was installed to provide a secondary access from the existing school to the new classrooms.
- The design included the remodeling plus a brand new HVAC system, electrical system, and plumbing system.
- Major insulation was installed both in the ceiling and side walls.
This project allowed the Reaissance Academy to add an additional 75 students.
